What is a Conservation Easement?

A conservation easement is a voluntary and legally binding agreement between a landowner and a land trust or government agency which permanently protects the land and its conservation values.  Conservation easements are typically donated or purchased for the preservation of land areas involving the protection of natural habitat (including fish, wildlife, or plants) or an important ecosystem; preservation of open space for the scenic enjoyment of the public or pursuant to a federal, state, or local governmental conservation policy; and for the preservation of a historically important lands and structures.
